Special Conditions.
The purchaser to acquire all privately owned lots within the
area shown coloured red on plan and to surrender same to
Government when required by the District Officer, North.
Except with the consent of the Governor the lot shall only be
used for educational purposes, and no domestic buildings shall
be erected thereon except such as the Director of Public Works
may consider reasonable for housing the resident students,
masters and staff in connection therewith.
The purchaser shall develop the lot to the satisfaction of the
Director of Public Works and for this purpose shall provide a
general layout plan showing the buildings which it is proposed
to erect for approval by that officer before any buildings are
commenced.

The design of the exterior elevations and the disposition and
height of any building to be erected on the lot shall be
subject to the special approval of the Director of Public Works.
The purchaser shall construct substantial retaining walls,
where necessary, to obviate land slips in the event of his
cutting away the hill to level the site or to protect any
filling in connection with the same. Should a landslip occur
as a result of such cutting or levelling, the purchaser will
be held responsible for and shall indemnify the Government and
its officers from and against all actions, claims and demands
arising out of any damage resulting from or brought about by
such landslip.
No supply from the government waterworks will be available.
The purchaser shall make his own arrangements with regard to
water supply and satisfy himself that a satisfactory water
supply is obtainable.

The purchaser shall not interfere with any existing drain
or nullah until the necessary diversion of such drain or nullah
has been completed.
The purchaser shall construct and maintain to the satisfaction
of the Director of Public Works such drains or channels as may
be necessary to intercept and carry off storm-water falling
on or flowing on to the lot from the hillside, and the
purchaser shall be solely liable for and shall indemnify the
Government and its officers from and against all actions,
claims and demands arising out of any damage or nuisance
caused by such storm-water.
The arrangements in connection with the disposal of any
drainage or sullage water from the lot are to be subject to
the special approval of the Director of Public Works.
The drainage of any buildings erected on the lot shall be
disposed of as may be required by the Director of Public
Works, and the purchaser must make all arrangements at his
own expense and to the satisfaction of the Director of Public
Works for the disposal of foul or contaminated water by the
construction of septic tanks or otherwise as that officer
may require; further the purchaser shall be solely liable for
any damage or nuisance caused thereby.
The existing public path to Kam Tsin crossing the lot shall
be diverted by the purchaser at his own expense on a line
to be approved by the District Officer, North and to his
satisfaction. Such existing path may not however be
interfered with until the new path has been completed.
The purchaser shall pay, on demand, the cost of removing any
Chinese graves at present on the area; if such removal
becomes necessary the removal to be arranged by the District
Officer, North.
